Beaverton sales rise even with fewer listings

By Tony Apa
Real estate, Beaverton

These numbers cover the three months ending July 31, 2026. Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. That is a real headwind. But the Real Estate Data Aggregator counted 632 pending sales across Beaverton in that same period, up 10.9% from a year before. Demand did not disappear. It just got pickier.

More sales with fewer homes for sale tells you something. The Real Estate Data Aggregator counted 629 homes for sale across Beaverton, down 6.7% from last year. New listings fell 4% too. Less supply, more closings. That combination keeps sellers in a reasonable position even when rates are high.

Realtor.com also reported that 20.8% of listings nationally took a price cut in September, the highest share since October 2022. Beaverton is not immune to that pressure. But the Real Estate Data Aggregator shows that sellers here who priced well still got paid. Two ZIP codes closed at or above list price on average. That gap between national trends and local results is worth knowing.

How each ZIP code performed

97008 moved the fastest

The Real Estate Data Aggregator put the median days on market in 97008 at just 11 days. That is the quickest of any Beaverton ZIP code in this period. More than a third of homes there, 36.1%, sold above list price, up 13.7 points from a year before. Pending sales rose 21.1%. The median price dipped 2.6% to $569,657, so buyers got a little more room on price but less room on time.

The Real Estate Data Aggregator found that 57.6% of homes in 97008 went under contract within two weeks of listing. That is the highest two-week rate of any Beaverton ZIP code in this period. If you are buying there, slow offers are risky.

97007 led on volume

The Real Estate Data Aggregator counted 210 homes sold in 97007, up 14.8% from a year ago. That is the most closed sales of any ZIP code here. Pending sales hit 220, up 11.7%. The median price slipped just 0.8% to $644,995. Homes sat a median of 27 days, 3 days shorter than last year. Nearly 4 in 10 homes, 39.6%, went under contract within two weeks.

97006 saw the biggest jump in speed-to-contract

The Real Estate Data Aggregator showed 97006 with 39.5% of homes going under contract within two weeks, up 7.4 points from last year. That is the largest year-over-year gain in that measure across all five ZIP codes. Closed sales rose 29.3% to 106. The median price fell 5.9% to $524,500, so buyers found more value, but sellers still moved homes.

97005 had mixed signals

The Real Estate Data Aggregator counted 47 homes sold in 97005, unchanged from a year ago. Pending sales jumped 27.5% to 65, which points to more closings ahead. But the median price fell 4.9% to $499,900, and days on market stretched 13 days longer to 25. The sale-to-list ratio slipped to 98.8%. Buyers got a little more leverage here than in the other ZIP codes.

97003 sold faster and hit list price exactly

The Real Estate Data Aggregator put the average sale-to-list ratio in 97003 at exactly 100%, up 0.4 points from last year. Homes sold in a median of 32 days, 12 days shorter than a year before. The median price rose 2.6% to $533,370, the only ZIP code in Beaverton to post a price gain. Closed sales fell 20% to 100, partly because listings dropped too: new listings fell 8.2% to 168.

What the national picture adds

The Federal Housing Finance Agency reported that U.S. home prices rose 2.6% from July 2025 to July 2026. Beaverton's results are mixed around that number. Two ZIP codes beat it, three fell below it. Realtor.com reported 1.16 million active listings nationally in September. More national supply can give buyers options outside Beaverton, which is one reason pricing right still matters here.
