Beaverton sales rise even with rates above 7%

Real estate, Beaverton

Here is the number that matters most right now. The Real Estate Data Aggregator counted 586 homes sold across Beaverton in the three months ending August 31, 2026. That is up 15.6% from the same period a year ago. Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. Buyers kept buying anyway. If you are selling, demand is still there. If you are buying, you need a plan built for today's payment, not last year's rate.

Fannie Mae, as reported by CNBC on October 14, 2026, forecast the average 30-year fixed rate at 7.4% for the fourth quarter of 2026. Redfin reported the weekly average hit 7.4% on October 8, the highest in three years. The typical buyer's monthly payment reached $2,777, the highest on record except for the previous week, according to Redfin. That is the environment Beaverton buyers are closing in. More closings, not fewer.

How each ZIP code performed

The story is not the same in every corner of Beaverton. Some ZIPs moved faster. Some saw prices dip a little. Here is what the Real Estate Data Aggregator counted for each one in the three months ending August 31, 2026.

ZIP 97008 stood out. The Real Estate Data Aggregator counted a median of 14 days on market there, 5 days shorter than a year ago. More than half of homes in 97008, exactly 52.4%, went under contract within two weeks of listing. That share jumped 16.6 points from a year ago. Prices dipped a little in 97008, down 2.1% to a median of $567,657. But speed and competition both picked up.

ZIP 97005 also moved quickly. The Real Estate Data Aggregator showed 42.2% of homes there went under contract within two weeks, up 10.9 points from a year ago. Sales volume jumped 26.5% in 97005. The median price did slip 6% to $484,000. More homes sold, but buyers pushed back a little on price. That is worth knowing if you are listing there.

ZIP 97006 led on price growth. The Real Estate Data Aggregator put the median sale price there at $557,450, up 6.2% from a year ago. Sales volume rose 26.2% in 97006 too. ZIP 97003 also gained, with a median of $530,000, up 4.2%. The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Beaverton's top two ZIPs beat that national pace.

ZIP 97007 is the biggest market by volume. The Real Estate Data Aggregator counted 218 homes sold there, up 18.5%. The median price eased 2.4% to $625,000. Homes still sold at 99.9% of list price on average. Nearly 1 in 4 homes sold above list. Prices dipped a little, but sellers still got close to what they asked.

What the national picture means here

Realtor.com reported that 20.8% of listings nationally took a price cut in September 2026, the highest share since October 2022. Active listings topped 1.16 million homes for sale nationally. Beaverton is moving against that trend. The Real Estate Data Aggregator shows supply here was flat to down in most ZIPs, and sales rose. That gap between the national picture and local results is the story.

Realtor.com also reported the median U.S. home-sale price rose just 0.5% year over year, the slowest growth since March. Beaverton's 97006 and 97003 both outpaced that. Not every ZIP did. But the market here is not moving the same way the national headlines say.
