Beaverton sales rose faster than listings

By Tony Apa
Real estate, Beaverton

The Real Estate Data Aggregator counted 586 homes sold across Beaverton in the three months ending August 31, 2026. That is up 15.6% from the same period a year before. At the same time, homes for sale slipped 0.8%. More sales, less supply. That changes how you price and when you move.

Here is the part that stands out. CNBC reported the average 30-year fixed mortgage rate hit 7.49% the week of October 7, 2026. Nationally, Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. Yet Beaverton buyers kept showing up. Demand held even as borrowing cost more.

New listings in Beaverton rose 7.7%, according to the Real Estate Data Aggregator. But sales grew twice as fast at 15.6%. When sales outrun new supply, sellers keep more of their asking price. Pending sales were up 3.1% too, so the pipeline heading into fall looks solid.

97005: most sales growth, but prices slipped

The Real Estate Data Aggregator counted 62 homes sold in 97005, up 26.5% from a year before. That was the strongest sales growth of any Beaverton ZIP. Still, the median sale price fell 6% to $484,000. More buyers showed up, but they pushed prices down, not up. The sale-to-list ratio was 98.3%, the lowest in Beaverton. Not every ZIP tells the same story.

97006: prices up, sales up, more listings too

In 97006, the Real Estate Data Aggregator shows the median sale price rose 6.2% to $557,450. Homes sold jumped 26.2%. New listings also grew 17.8%, which is why months of supply is still 3.6, the highest in Beaverton. More choices for buyers, but demand kept pace.

97007: biggest ZIP, steady supply

97007 had 218 homes sold, the most of any Beaverton ZIP, according to the Real Estate Data Aggregator. Sales rose 18.5%. Inventory held flat year over year at 240 homes. The median price dipped 2.4% to $625,000. Pending sales were up 11.3%, so demand heading into fall looks steady here.

97003: quicker sales, tighter supply

The Real Estate Data Aggregator shows 97003 sold 124 homes, nearly flat from a year before, down just 0.8%. But homes for sale dropped 16.4% and new listings fell 18.1%. The national picture behind these numbers

Nationally, Realtor.com reported 20.8% of listings took a price cut in September 2026, the highest share since October 2022. Active listings topped 1.16 million homes nationally. That is a softer national backdrop. Beaverton's sales growth of 15.6% stands out against it.

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026, and 0.3% in July alone. Beaverton's ZIP-level results were mixed around that baseline. Some ZIPs beat it, some did not.
