Cornelius gets more listings, but supply stays fairly tight
The Real Estate Data Aggregator counted 61 new listings in ZIP 97113 for the three months ending July 31, 2026. That is up 10.9% from the same period a year ago. At the same time, Realtor.com reported active listings grew 5.5% year over year nationwide, topping 1.16 million homes for sale. Cornelius is growing faster than the national pace. More choices for buyers, but the market is not soft.
The Real Estate Data Aggregator put months of supply at 3.1 for the three months ending July 31, 2026. That is actually down 0.5 months from a year earlier. Six months is the line most people call balanced. At 3.1, sellers still hold the edge. Buyers have a bit more time to compare, but do not have the upper hand.
Sellers are still getting close to asking price
The Real Estate Data Aggregator shows the average sale price came in at 99.1% of list price for the three months ending July 31, 2026. That is down just 0.6 points from a year ago. Homes are not selling for a big discount. Nationally, Realtor.com reported price cuts hit 20.8% of listings in September, the highest share since October 2022. Cornelius sellers have held firmer than that trend suggests.
About 20.4% of homes sold above list price, per the Real Estate Data Aggregator. That is down 4 points from a year ago. Fewer bidding wars, but they still happen. And 27.9% of homes went under contract within two weeks of listing, down 7.1 points from last year. Buyers are taking a little more time. That is not a collapse. It is a steadier pace.
Prices edged up, and so did days on market
The Real Estate Data Aggregator put the median sale price in ZIP 97113 at $495,000 for the three months ending July 31, 2026. That is up 1% from the same period a year ago. A small gain, but a gain. The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Cornelius grew more slowly than the national figure, but prices did not fall.
Median days on market came in at 31 days, per the Real Estate Data Aggregator. That is 6 days longer than a year ago. Homes are not flying off the shelf the way they were. But 31 days is still a reasonable pace. Price your home well and it moves.
