Forest Grove moves faster even with prices down a bit
The Real Estate Data Aggregator counted 98 homes sold in ZIP 97116 during the three months ending August 31, 2026. That is up 22.5% from the same three months in 2025. Prices dipped a little, down 2.8% to a median of $520,000. But more homes sold, and they sold faster. That is the part worth paying attention to.
Thirty days on market is 33 days shorter than the same period last year, according to the Real Estate Data Aggregator. That is not a small move. A month faster means sellers are not waiting around, and buyers cannot afford to either.
Buyers are not walking away, even at 7.4%
Redfin reported the weekly average mortgage rate hit 7.4% on October 8, 2026, a three-year high. Fannie Mae, as reported by CNBC on October 14, 2026, forecast the average 30-year fixed rate will stay at 7.4% through the fourth quarter of 2026. Nationally, Realtor.com reported that 20.8% of listings took a price cut in September, the highest share since October 2022. Forest Grove did not follow that script. Demand here held.
The Real Estate Data Aggregator shows 100 pending sales in ZIP 97116 for the three months ending August 31, 2026. That is up 14.9% from a year before. Homes for sale fell 33.3% in the same period. Fewer choices, more buyers under contract. That combination keeps sellers in a decent position, even with prices a little softer.
One in three homes goes under contract within two weeks
The Real Estate Data Aggregator found that 33% of Forest Grove homes went under contract within two weeks of listing during the three months ending August 31, 2026. That share is up 16.9 points from the same period in 2025. If you are buying, a slow offer is often no offer. If you are selling, pricing right matters more than ever.

The Real Estate Data Aggregator shows 23.5% of Forest Grove homes sold above list price in the three months ending August 31, 2026. That is up 6 points from a year earlier. The overall sale-to-list ratio sat at 99.7%. Sellers are getting close to what they ask. The homes that are priced well are the ones moving in 30 days or less.
The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Forest Grove's median price is down 2.8% over the same window. That local dip is real, but it did not slow sales or push days on market up. It may have helped bring more buyers to the table.
