Forest Grove moves faster even with rates above 7%
Freddie Mac put the 30-year fixed rate at 7.40% as of October 8, 2026. That number stops a lot of buyers cold in other markets. In Forest Grove, it has not stopped them. The Real Estate Data Aggregator counted 100 pending sales in ZIP 97116 for the three months ending August 31, 2026. That is up 14.9% from the same stretch a year before. Buyers are still showing up. The question is whether your home is ready for them.
That 33% figure comes from the Real Estate Data Aggregator. A year ago, that share was nearly 17 points lower. One in three homes is not sitting around. That tells sellers one thing: price it right from day one, because the window for a fast contract is real, but it is not forgiving.
What the numbers say about this market right now
The Real Estate Data Aggregator shows the median sale price in ZIP 97116 came in at $520,000 for the three months ending August 31, 2026. That is down 2.8% from the same period in 2025. A small dip, not a collapse. Sales volume tells a different story: 98 homes sold, up 22.5% year over year. More homes sold, at prices that gave back a little. That is a market finding its level, not falling apart.
Supply dropped hard. That changes the math for buyers.
The Real Estate Data Aggregator put homes for sale in ZIP 97116 at 98 for the three months ending August 31, 2026. That is down 33.3% from a year before. Less inventory and more buyers is the simplest reason homes are moving faster. Months of supply fell to 3.1, down 2.5 months from last year. Under four months of supply tends to keep sellers in a reasonable position, even when rates are high.
Nearly 1 in 4 homes sold above list price
The Real Estate Data Aggregator put the average sale-to-list ratio at 99.7% for the three months ending August 31, 2026, up 0.1 points from a year before. That means sellers are getting very close to what they ask. And 23.5% of homes sold above list, up 6 points year over year. Not every home gets a bidding war. But the ones priced well are drawing real competition.
Rates are high nationally. Forest Grove is not following the national script.
Nationally, Realtor.com reported that price cuts hit 20.8% of listings in September 2026, the highest share since October 2022. The Federal Housing Finance Agency reported U.S. house prices rose just 2.6% from July 2025 to July 2026. Those are national numbers. Forest Grove's own numbers, from the Real Estate Data Aggregator, show a market where sales volume is up 22.5% and homes are selling 33 days faster than a year ago. The national story and the local story are not the same story right now.
- For the three months ending August 31, 2026, Forest Grove's ZIP 97116 saw faster sales, less inventory and more buyers going under contract quickly, even as Freddie Mac put the 30-year rate at 7.40%.
- Prices dipped a little.
- Volume jumped a lot.
- Prep and pricing from day one matter more than they did a year ago.
One more thing worth knowing: the numbers above cover all of ZIP 97116. One street can read very differently from the whole ZIP code. New listings came in at 128 for the period, up 5.8% from a year before. More homes are entering the market. Where yours sits in that mix depends on your block, your price range and your condition. That part I can tell you directly.
