North Plains has fewer homes for sale, even with more listings
Here is the number that changes what you should do: the Real Estate Data Aggregator counted only 28 homes for sale in ZIP 97133 during the three months ending August 31, 2026. That is down 31.7% from the same period in 2025. Fewer choices for buyers means your listing does not get lost in a crowd.
The Real Estate Data Aggregator also counted 35 new listings in the same period, up 40% from a year before. More sellers showed up. But homes sold quickly enough that total inventory still shrank. That is the headline in plain numbers.
Supply is still lean
The Real Estate Data Aggregator put months of supply at 2.8 in ZIP 97133, down 1 month from a year ago. Six months is the standard line between a buyer's and a seller's market. At 2.8 months, North Plains is well below that line. That said, Realtor.com reported that price reductions hit 4-year highs nationally in September 2026. The local supply story is different from the national one, but pricing still matters here.
Prices dipped, but demand picked up
The Real Estate Data Aggregator put the median sale price at $505,400, down 6.8% from the same three months in 2025. That is a real dip. At the same time, pending sales rose 61.9% year over year, to 34. Buyers are still moving. They are just paying a little less than they did a year ago.
Homes still sold at 99% of list price on average, according to the Real Estate Data Aggregator. That is down just 0.4 points from last year. Price your home right and you are likely to get close to what you ask. CNBC reported the average 30-year fixed mortgage rate hit 7.49% as of October 7, 2026. That rate shapes what buyers can afford, so it shapes what price works.
A few more signals worth knowing
The Real Estate Data Aggregator found that 16.1% of North Plains homes sold above list price in the three months ending August 31, 2026. That is up 0.9 points from a year before. Not every home got a bidding war, but more than 1 in 6 did. Also, 26.5% of homes went under contract within two weeks of listing, down 2.1 points from 2025. Quick sales still happen, just a little less often.
- North Plains added more listings but still ended up with less inventory.
- Supply sits at 2.8 months, well below a balanced market.
- Prices are down 6.8% from last year, and homes are taking 3 days longer to sell.
- But pending sales are up sharply, and most homes still close near asking price.
- The market is slower than 2025, not stalled.
One more thing: these numbers cover all of ZIP 97133. One street can read very differently from the ZIP code as a whole. A home on a quiet road near the edge of town may sit longer or sell faster than the median suggests.
