North Plains still has tight supply, even with more new listings
Here is the number that changes what you should do right now. The Real Estate Data Aggregator counted only 24 homes for sale in North Plains during the three months ending July 31, 2026. That is down 40% from the same period a year ago. Supply is tight, even as more sellers show up.
At the same time, CNBC reported the average 30-year fixed mortgage rate hit 7.30% on September 30, 2026. Mortgage News Daily put it even higher, at 7.58% that same week. Realtor.com confirmed rates topped 7% in September 2026. Rates at that level slow buyers down. That is the honest part of this picture.
More sellers are coming, but supply is still limited
The Real Estate Data Aggregator counted 33 new listings in North Plains for the three months ending July 31, 2026. That is up 13.8% from the same period in 2025. More competition is showing up if you plan to sell. But with only 2.3 months of supply, the market is still leaning toward sellers.
Months of supply dropped 1.2 months from a year ago, the Real Estate Data Aggregator shows. A balanced market sits around 4 to 6 months. North Plains at 2.3 months is still well below that line.
Prices dipped, but homes are still selling close to list
The Real Estate Data Aggregator put the median sale price in ZIP 97133 at $496,200 for the three months ending July 31, 2026. That is down 8.1% from the same period in 2025. Prices eased. That is a real shift worth knowing.
Even so, homes sold at 99% of list price on average, the Real Estate Data Aggregator shows. That is down only 0.4 points from a year ago. Sellers are still getting very close to what they ask. Nationally, the Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. North Plains moved the other direction this period.
Homes are taking longer, but the fast ones still move fast
The median home in North Plains sat on the market 50 days during the three months ending July 31, 2026. That is 16 days longer than the same period in 2025. Not every home sold fast. But the Real Estate Data Aggregator also shows 22.6% of homes went under contract within two weeks of listing. That share is up 4.7 points from a year ago. The right home, priced right, still moves.
Pending sales tell a similar story. The Real Estate Data Aggregator counted 31 pending sales in North Plains for the three months ending July 31, 2026. That is up 10.7% from the same period in 2025. Buyers are still engaging, even with rates above 7%.
- Supply in North Plains is down 40% from last year.
- New listings are up 13.8%, so more sellers are entering.
