Not all of Hillsboro is reading the same right now. The Real Estate Data Aggregator counted the three months ending July 31, 2026, and the two main ZIP codes came out differently. If you own or want to buy in 97124, the numbers say move with a plan.

ZIP 97124: prices up, speed up, supply down

The Real Estate Data Aggregator put the median sale price in 97124 at $555,000 for the three months ending July 31, 2026. That is up 4.7% from the same three months in 2025. Prices rose here while the broader Portland-Vancouver-Hillsboro metro median sat at $587,750, according to Realtor.com in September 2026.

That 50.9% figure, from the Real Estate Data Aggregator, is up 9.1 points from the same three months in 2025. So more than half of homes in 97124 found a buyer within two weeks. If you are buying there, slow offers are a risk. If you are selling, prep and price still matter because buyers are comparing.

The Real Estate Data Aggregator put the average sale-to-list ratio in 97124 at 99.7%. That is up 0.2 points from 2025. Nearly 29 in 100 homes sold above list price, up 3.5 points year over year.

ZIP 97123: more sales, but softer prices and slower speed

ZIP 97123 had more sales than a year ago, which is real. The Real Estate Data Aggregator counted 95 homes sold in the three months ending July 31, 2026, up 15.9% from 2025. That is a meaningful gain.

What rates and the wider market mean here

Realtor.com reported the mortgage rate for the Portland-Vancouver-Hillsboro metro at 6.9% in September 2026. Rates above 7% nationally, per Realtor.com, are keeping some buyers on the fence. Yet 97124 is still moving fast. That says the buyers who are in the market are committed and ready to act.

Nationally, Realtor.com reported that 20.8% of listings took a price cut in September 2026, the highest share since October 2022. That is a useful reminder. Even in a tighter ZIP like 97124, an overpriced home can still sit.

For renters in the Portland-Vancouver-Hillsboro metro, Realtor.com reported the median asking rent at $1,603 in August 2026, down 2.3% from a year before. Rents falling while for-sale prices in 97124 rise means the gap between renting and owning is shifting. That can nudge renters toward buying, which adds to buyer demand in ZIPs like 97124.

In short
  1. ZIP 97124 is the faster, pricier side of Hillsboro right now.
  2. Prices up 4.7%, homes selling in 12 days, and more than half going pending within two weeks.
  3. ZIP 97123 is selling more homes than last year but at slightly lower prices and a slower pace.
  4. Both markets reward a sharp price.
  5. One street can read differently from the whole ZIP code, and that gap matters when you pick your number.
