One part of Northeast Portland is moving much faster than the rest
Here is the number that should change how you think about pricing your home. The Real Estate Data Aggregator counted 103 homes sold in ZIP 97212 in the three months ending August 31, 2026. The median days on market there: 6. That is 13 days faster than the same period a year before. Meanwhile, ZIP 97233 sat at 39 days, up 17 days from last year. Northeast Portland is not one market. It is several, running at very different speeds.
How fast homes moved, by ZIP code
The three months ending August 31, 2026 is the period these numbers cover. Keep that in mind as you read them.
ZIP 97233 took a median 39 days to sell a home, according to the Real Estate Data Aggregator. That is 17 days longer than the same period in 2025. Only 29.2% of homes there went under contract within two weeks. In 97212, that share was 67%. Same metro, very different story.
The tightest ZIP: 97212
The Real Estate Data Aggregator counted just 54 homes for sale in 97212 during that period, down from a year before. Months of supply held at 1.6. Nearly half of all homes, 49.5%, sold above list price. The median sale price reached $895,000, up 10.3% from the same months of 2025. In a ZIP this tight, pricing too low can cost you. So can hesitating too long before you decide.
The slower end: 97233 and 97236
ZIP 97233 had 3.8 months of supply and 93 homes for sale, per the Real Estate Data Aggregator. Inventory there rose 9.4% from a year before. ZIP 97236 showed 3.5 months of supply, and only 27.9% of homes went under contract within two weeks, down 7.6 points from last year. Homes are still selling in both ZIPs. But buyers have more options, and sellers need to price carefully.

What the wider market is doing
Realtor.com reported that 31.3% of Portland metro listings had price cuts in September 2026. That is the backdrop for every seller here. Realtor.com also counted Northeast region median list prices down 3.8% year over year, with inventory up 11.6%. The pressure is real in slower ZIPs. In the tightest ones, it barely shows.
Nationally, the National Association of Realtors reported existing-home sales reached 3.99 million units in September 2026, up 1.5% from the month before. The Federal Housing Finance Agency put U.S. home prices up 2.6% from July 2025 to July 2026. Northeast Portland's faster ZIPs are running ahead of that national pace.
