One part of Southwest Portland is moving much faster than another
Here is the number that should change how you plan. The Real Estate Data Aggregator counted 329 homes sold across Southwest Portland in the three months ending July 31, 2026. That sounds like one market. It is not. ZIP 97219 had a median of 15 days on market. ZIP 97239 had 34. That is more than twice as long. Your street matters more than the zip code average, and the zip code average matters more than the Portland metro headline.
Realtor.com reported that 31.3% of Portland metro listings had price cuts in September 2026. Redfin reported that 25.9% of Portland, OR listings had a price drop in the four weeks ending September 20, 2026. Both numbers are real. Both are metro-wide averages. Neither one tells you what is happening on your block in Southwest Portland.

ZIP 97219: the tightest part of Southwest Portland
The Real Estate Data Aggregator counted 193 homes sold in ZIP 97219 in the three months ending July 31, 2026. That is up 2.1% from the same period in 2025. The median sale price was $650,000, up 1.7% year over year. Homes sold at 100.2% of list price on average. Nearly 37% sold above list. Half of all listings went under contract within two weeks. Sellers here are not cutting prices. Buyers are competing.
ZIP 97239: prices are up, but homes are taking longer
ZIP 97239 tells a different story. The Real Estate Data Aggregator counted 74 homes sold there in the three months ending July 31, 2026. The median sale price was $707,500, up 6.4% from a year ago. That price gain is real. But the median days on market was 34, which is 9 days longer than the same period in 2025. Only 31% of homes went under contract within two weeks, down 2.3 points year over year. Homes sold at 98.9% of list price on average. Not every home here is slow, but the pace has shifted. Sellers in 97239 need a sharper price from the start.
ZIP 97221: higher prices, tightening supply
ZIP 97221 sits between the two on speed but leads on price. The Real Estate Data Aggregator counted 62 homes sold there in the three months ending July 31, 2026, up 8.8% from a year ago. The median sale price was $882,500, up 5.7%. Homes for sale dropped 7.4% year over year, to just 63. That tighter supply helped push the share of homes going under contract within two weeks to 40%, up 6.7 points from a year ago. Median days on market was 16, two days shorter than last year.
What the wider Portland market is doing
Realtor.com reported that the median home price in the Portland-Vancouver-Hillsboro metro was $587,750 in September 2026. Every ZIP in Southwest Portland sold above that. Realtor.com also reported that 31.3% of Portland metro listings had price cuts in September 2026. Redfin put the Portland, OR price-drop rate at 25.9% for the four weeks ending September 20, 2026. Either way you measure it, sellers across the metro are adjusting. In Southwest Portland, the pressure to cut is heavier in slower ZIP codes than faster ones. One more number worth knowing: Realtor.com reported the median asking rent in the Portland-Vancouver-Hillsboro metro was $1,603 in August 2026, down 2.3% year over year. For buyers weighing renting against owning, that context matters.
Southwest Portland overall: more buyers, steady supply

The ZIP-by-ZIP split is where the real story lives.
