One part of Tigard is moving much faster than the other
CNBC reported the average 30-year mortgage rate hit 7.49% the week of October 7, 2026. That is the headline. But in Tigard, the bigger story is what happens once a home hits the market. The two ZIP codes here are not moving at the same speed, and that gap changes what you should do.
The split: 13 days versus 31 days
The Real Estate Data Aggregator counted 141 homes sold in 97223 and 197 in 97224 during the three months ending August 31, 2026. That is 338 sales across Tigard. Both ZIPs are moving. They are just not moving at the same pace.
97223: fast, and getting faster
In 97223, the Real Estate Data Aggregator found that 51.1% of homes went under contract within two weeks of listing. That share is up 5.6 points from the same period in 2025. Homes are also selling for slightly more than list price: the average sale-to-list ratio was 100.2%, up 1.2 points year over year. The median sale price was $610,000, down just 0.6% from a year before. Prices dipped a little, but demand held.
97224: slower, but improving
In 97224, the Real Estate Data Aggregator put the median days on market at 31. That is 8 days shorter than a year ago, so things are improving. Still, only 37.6% of homes went under contract within two weeks. The median sale price was $589,000, down 1.8% from last year. The sale-to-list ratio was 99.3%. Sellers here are getting close to list, but not over it. Not every home sold fast, and pricing matters more when buyers have time to think.
How the two ZIPs compare side by side
| 97223 | 97224 | |
|---|---|---|
| Median sale price | $610,000 | $589,000 |
| Median days on market | 13 | 31 |
| Under contract in 2 weeks | 51.1% | 37.6% |
| Sale-to-list ratio | 100.2% | 99.3% |
| Above list price sales | 32.6% | 19.8% |
What the wider market is doing
Nationally, Realtor.com reported that 20.8% of listings took a price cut in September 2026, the highest share since October 2022. Active listings topped 1.16 million homes nationally. The Federal Housing Finance Agency reported U.S. home prices rose 2.6% from July 2025 to July 2026. Tigard's numbers are holding up against that backdrop, but 97224 sellers should know that buyers right now have more choices and more patience.
A 7.49% rate does slow some buyers down. CNBC reported that number for the week of October 7, 2026. It is the first time rates climbed above 7% since January 2025, according to Realtor.com. In a slower ZIP like 97224, that matters. In a faster ZIP like 97223, demand is still absorbing it.
New listings are up in 97224, down in 97223
The Real Estate Data Aggregator counted 241 new listings in 97224 during the three months ending August 31, 2026. That is up 19.9% from the same period in 2025. In 97223, new listings fell 4% to 166. More supply in 97224 gives buyers options. Less supply in 97223 keeps competition tighter. That is a big part of why the days on market differ so much.
- 97223 is moving in 13 days, with more than half of homes under contract inside two weeks.
- 97224 takes 31 days, and pricing close to list is what gets it done.
- Both ZIPs have under 3 months of supply.
- The city average tells only part of the story.
- Your ZIP tells the rest.
One street can read differently from the whole ZIP code. These numbers cover broad areas. Your block, your home type, your price point: those details shift the picture. The data above is a strong starting point, not the final word.
