Price cuts are common nationally, but this market splits in two
Realtor.com reported that 20.8% of listings nationally took a price cut in September, the highest share since October 2022. Here in Central / Downtown / Pearl / NW, that headline misses the real story. One part of this market is up 34.6% in median price. Another slipped 0.5%. Where your home sits changes everything about your next move.
The national picture first
Realtor.com also reported that mortgage rates climbed above 7% for the first time since January 2025. CNBC put the average 30-year fixed rate at 7.49% as of October 7, 2026. That is pushing buyers to look harder at price. Nationally, active listings topped 1.16 million homes, according to Realtor.com. More supply plus higher rates means sellers everywhere are feeling pressure. But this market does not move as one.
97205 (NW Portland): prices jumped
The Real Estate Data Aggregator counted 26 homes sold in 97205 in the three months ending August 31, 2026. The median sale price was $457,500, up 34.6% from the same three months in 2025. That is a big move. Homes took a median 89 days to sell, which is 18 days longer than a year ago. So prices rose, but buyers took their time. New listings were up 34.8%, which means more competition for sellers coming in now.
97209 (Pearl District): prices slipped a little
The Real Estate Data Aggregator counted 71 homes sold in 97209 in the three months ending August 31, 2026. The median sale price was $385,000, down 0.5% from the same three months in 2025. That dip is small, but it is real. Homes sat for a median 64 days, which is 14 days shorter than a year ago. More homes sold faster, yet at a slightly lower price. Buyers have a little more room to negotiate here. Months of supply fell 2.5 months to 7.6 months, so inventory is tighter than it was, even if prices are not climbing.

The rest of the market
97201 landed in the middle. The Real Estate Data Aggregator counted 57 homes sold there in the three months ending August 31, 2026, at a median price of $439,000, up 7.9% from a year before. Homes took a median 69 days to sell, which is 12 days shorter than the year before. Inventory fell 14.2% to 109 homes for sale.
97210 told a different story. The Real Estate Data Aggregator counted 47 homes sold there, at a median price of $849,000, down 5.7% from a year before. Fewer homes sold, but 30.4% went under contract within two weeks of listing, up 11.9 points from a year ago. That means well-priced homes moved fast, even as the overall median slipped. Sellers who priced right did not wait long.
97227 is a small slice. The Real Estate Data Aggregator counted just 6 homes sold there in the three months ending August 31, 2026. The median sale price was $513,500. With only 6 sales, one or two homes can move that number a lot. Take it as a signal, not a trend.
97204 had 1 home for sale and 1 pending, with 100% going under contract within two weeks, according to the Real Estate Data Aggregator. That is too few sales to draw conclusions from.
What this means for you
Across all six ZIPs, the Real Estate Data Aggregator counted 430 homes for sale and 232 pending sales in the three months ending August 31, 2026. That is a market with real activity, but one that rewards sharp pricing. Nationally, rates above 7% are slowing buyers down, as both Realtor.com and CNBC reported. Here, the data shows buyers are still moving, just more carefully.
If you are a seller in 97205, the price gain is real, but homes are taking longer. Price it right from day one. If you are a seller in 97209, prices slipped a little. That means your list price needs to be honest, not hopeful. If you are a buyer in 97209, you have a bit more room to negotiate than you did a year ago. In 97210, the fastest-moving homes went fast. Miss the price window and you wait.

- In this market, your street reads differently from the ZIP average, and the ZIP reads differently from the national number.
- The only number that matters is the one for your block.
One more thing: a ZIP code average covers a lot of ground. One block can read very differently from the number above. If you want to know where your address actually lands, text me.
