Sherwood sellers still have leverage, but price it right
Here is the one number that tells the whole story for Sherwood right now. The Real Estate Data Aggregator counted just 2.2 months of supply in ZIP 97140 for the three months ending August 31, 2026. That is down 0.4 months from the same period a year ago. Sellers still hold the cards. But new listings are up 16.8% year over year, so more competition is arriving. Price it right and you keep that edge. Push past what buyers will support and you will feel it.
At the same time, Freddie Mac put the average 30-year fixed rate at 7.40% as of October 8, 2026. Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. Buyers are feeling that. Nationally, Realtor.com found that price cuts hit 20.8% of listings in September, the highest share since October 2022. Sherwood is not immune to that pressure. Pricing discipline matters more now than it did a year ago.
Buyers are still showing up in Sherwood
The Real Estate Data Aggregator counted 130 homes sold in ZIP 97140 for the three months ending August 31, 2026. That is up 7.4% from the same period in 2025. Pending sales hit 124, up 17% year over year. Demand is real. The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Sherwood's 2.4% median price gain tracks close to that national picture.
The Real Estate Data Aggregator found that 26.9% of Sherwood homes sold above list price in the three months ending August 31, 2026, up 2.1 points from a year ago. And 35.5% went under contract within two weeks of listing, up 1.5 points. That tells you well-priced homes are moving fast. Homes that sit are not overpriced markets. They are overpriced listings.
More listings are coming, so the window is not wide open forever
The Real Estate Data Aggregator counted 139 new listings in ZIP 97140 for the three months ending August 31, 2026, up 16.8% from a year ago. Homes for sale stood at 92, down 10.7% year over year. So even with more sellers entering, total inventory is still lower than last year. Realtor.com reported that active listings topped 1.16 million homes nationally in September 2026. Sherwood's 92 homes for sale is a very different story from the national picture, but the direction of new listings is worth watching.
- Sherwood supply sits at 2.2 months.
- Homes are closing at 100.4% of list price.
- Sales and pending contracts are both up year over year.
- The market still favors a well-priced seller.
- But new listings are rising 16.8%, rates are at 7.40% per Freddie Mac, and price cuts nationally hit a four-year high per Realtor.com.
- The edge is real.
- It is not unlimited.
One more thing. These numbers cover all of ZIP 97140. One street can read very differently from the whole ZIP. The home on a quieter cul-de-sac and the one on a main road are not the same market, even if they share a ZIP code. If you want to know what your block looks like, reach out.
