Sherwood stays tight even as more sellers miss the first two weeks

Here is the number that matters most right now. The Real Estate Data Aggregator counted just 2.3 months of supply in ZIP 97140 for the three months ending July 31, 2026. That is down 0.4 months from the same period a year before. Less supply means sellers still hold real leverage, even as some listings take longer than they used to.

Nationally, the picture looks rougher. Realtor.com reported that 20.8% of listings had price cuts in September, the highest share since October 2022. Realtor.com also reported that mortgage rates climbed above 7% for the first time since January 2025. That is real pressure on buyers everywhere.

Sherwood is not immune, but it is holding up better than the national story. Here is what the Real Estate Data Aggregator shows for the three months ending July 31, 2026.

Prices dipped a little. Competition did not.

The Real Estate Data Aggregator shows the median sale price in ZIP 97140 slipped 2.2% from a year before, landing at $659,980. That is a small dip, not a drop. At the same time, the average home sold at 100.5% of list price, up 1.1 points from a year ago. Sellers who priced right still got more than they asked.

Nearly 3 in 10 homes sold above list price. The Real Estate Data Aggregator put that share at 29.4% for the three months ending July 31, 2026, up 7.4 points from the same period a year before. That tells you the right home, priced well, still draws real competition.

Fewer homes are going fast. That is the honest part.

The share of homes that went under contract within two weeks of listing fell to 35.4%. That is down 6.7 points from a year before, according to the Real Estate Data Aggregator. More sellers are missing that quick-contract window. It does not mean homes are not selling. It means prep and pricing matter more than they did.

Median days on market was 27 days, four days longer than a year ago. That is still a fast market by most standards. But it is slower than Sherwood sellers got used to.

Supply is tight. Buyers still have to move on the right home.

The Real Estate Data Aggregator counted 95 homes for sale in ZIP 97140 during the three months ending July 31, 2026. That is down 17.4% from a year before. Fewer choices means buyers need a plan. Budget for some homes to sit. And be ready when the right one comes up.

Pending sales actually rose 3.2% from a year before, with 130 homes going under contract. New listings edged up 1.4%, with 143 homes coming to market. So activity is still real. The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Sherwood's small price dip runs against that national trend, which is worth watching.

In short
  1. Sherwood's supply sits at 2.3 months.
  2. Homes still average 100.5% of list price.
  3. Prices dipped 2.2%, and fewer homes are closing in the first two weeks.
  4. Nationally, Realtor.com reported rates above 7% and price cuts on 20.8% of listings.
  5. Sherwood is tighter than that national picture.
  6. But sellers who miss on price or prep are the ones sitting longer.

One more thing. These numbers cover all of ZIP 97140. One street can read very differently from the whole ZIP code. What sold on your block, and at what price, may tell a different story than the median.
