Sherwood still moves fast, even with rates above 7%
Rates are higher. Buyers are still moving. That changes what you should do next, whether you are buying or selling in Sherwood.
Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. Nationally, that has slowed things down. Pending home sales were down 8.5% year-over-year in September, according to CNBC. Fannie Mae, as reported by CNBC, forecasts the average 30-year fixed rate at 7.4% for the fourth quarter of 2026.
Sherwood is not following that national script. The Real Estate Data Aggregator counted 124 pending sales in ZIP 97140 for the three months ending August 31, 2026. That is up 17% from the same months a year before.
Speed is real here. The Real Estate Data Aggregator shows 35.5% of Sherwood homes went under contract within two weeks of listing. That share is up 1.5 points from a year ago. More than 1 in 3 homes are not sitting long.
What the numbers say about price
The Real Estate Data Aggregator put the median sale price in ZIP 97140 at $645,000 for the three months ending August 31, 2026. That is up 2.4% from the same period in 2025. Prices did not spike, but they did not slip either.
The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Sherwood's 2.4% gain is right in line with that national pace.
Sellers are getting over asking
The Real Estate Data Aggregator shows homes in ZIP 97140 sold at 100.4% of list price on average. That is up 0.9 points from a year ago. Not every home got over asking, but 26.9% did. That share is up 2.1 points from the same period in 2025.
Nationally, Realtor.com reported that 20.8% of listings took a price cut in September 2026, the highest share since October 2022. In Sherwood, sellers are going the other direction.
