Southwest Portland has more listings, and buyers are still writing offers
These numbers cover the three months ending August 31, 2026. That is the period you need to know before you price, list, or make an offer.
Here is the one fact that changes what sellers should do right now. Realtor.com reported that 31.3% of Portland metro listings took a price cut in September 2026. Nearly 1 in 3 sellers had to drop their price. That tells you the market will not carry a wishful number. Price it right the first time, or you will be cutting it later.
More homes, more offers: the Southwest Portland picture
The Real Estate Data Aggregator counted 383 homes for sale across Southwest Portland in the three months ending August 31, 2026. That is up 11.3% from the same months in 2025. More choices for buyers. More competition for sellers.
But buyers did not sit on their hands. The Real Estate Data Aggregator counted 342 pending sales across the three ZIP codes in that same period. That is up 3.3% from a year before. Inventory rose, and so did demand. Both things are true at once.
CNBC reported the average 30-year fixed mortgage rate hit 7.49% as of the week ending October 7, 2026. That is real money on a monthly payment. It is part of why some sellers are cutting prices, and why buyers are choosier about which homes they move on.
