Southwest Portland has more listings, but buyers are still writing offers
Here is the number that matters most right now. The Real Estate Data Aggregator counted 383 homes for sale across Southwest Portland in the three months ending August 31, 2026. That is up 11.3% from the same period in 2025. More competition on the shelf. But pending sales still rose 3.3% in the same window. Buyers are out there. They are just getting pickier.
Realtor.com reported that 31.3% of Portland metro listings had a price cut in September 2026. Nearly 1 in 3 sellers had to lower the number after going live. That tells you the market punishes an optimistic first price. Getting it right on day one is not optional anymore.
Each ZIP code tells a different story

97219: The fastest ZIP in Southwest Portland
The Real Estate Data Aggregator counted 201 homes sold in ZIP 97219 in the three months ending August 31, 2026. The median sale price was $630,000, down 1.1% from 2025. Prices dipped a little, but the pace did not. Median days on market was 19 days, four days shorter than a year ago. And 33.3% of homes sold above list price, up 7.1 points from 2025. That is 1 in 3 homes drawing a competing offer. Sellers here still have real leverage if the price is sharp.
The Real Estate Data Aggregator also found that 43.3% of homes in 97219 went under contract within two weeks of listing. Nearly half. If your home is priced right, you are not waiting long.
97221: Prices up, but fewer homes are closing
ZIP 97221 had the highest median sale price of the three: $846,500, up 9.2% from 2025, per the Real Estate Data Aggregator. That is a strong number. But only 49 homes sold, down 19.7% from last year. Fewer closings at a higher price can mean a thinner pool of buyers, not a stronger market overall. Days on market was 25, six days shorter than 2025. Homes that were priced well moved. The ones that were not sat longer.
The share of homes selling above list price in 97221 dropped 7.8 points from 2025, to 18.4%. That shift matters. It means fewer bidding wars than last year. Still, 40.4% of homes went under contract within two weeks, up 13.3 points from 2025. The right home at the right price still moves fast.
97239: More time, more patience required
ZIP 97239 is the slowest of the three right now. The Real Estate Data Aggregator put median days on market at 53 days in the three months ending August 31, 2026. That is nine days longer than the same period in 2025. The median sale price was $637,500, up 0.9% from last year. Prices held, but sellers waited longer to get there.
Inventory in 97239 actually fell. Homes for sale dropped 18.3% from 2025, to 103. New listings dropped 24.5%. Fewer homes came to market, and buyers were still cautious. Only 20.6% of homes went under contract within two weeks, down 10.4 points from 2025. This ZIP rewards patience on both sides of the table.
Mortgage rates are adding pressure across the board
Realtor.com reported that mortgage rates surged above 7% for the first time since January 2025. Fannie Mae, as reported by CNBC, forecasts the 30-year fixed rate at 7.4% for the fourth quarter of 2026 and 7.5% for all of 2027. That is not a short-term blip. Higher rates shrink what buyers can afford. They also slow the number of people who move at all. That is part of why 97239 is taking longer. It is also why sharp pricing in 97219 and 97221 still draws offers while overpriced homes sit.
The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026, and 0.3% from June to July 2026 on a seasonally adjusted basis. Portland metro median home price sat at $587,750 in September 2026, per Realtor.com. Southwest Portland's ZIP codes are running above that metro figure, which tells you this part of the city is holding value.
