Tualatin stays tight even with fewer deals
Rates just crossed back above 7%, according to Realtor.com. That slows buyers down. But in Tualatin, supply dropped too, so the market stayed tight. That is the one fact that changes what you should do right now.
The Real Estate Data Aggregator counted 2.4 months of supply in ZIP 97062 for the three months ending August 31, 2026. That is down 0.2 months from the same period in 2025. Less than three months of supply still favors sellers, even with fewer transactions.
Fewer homes, fewer sales
The Real Estate Data Aggregator shows sales fell 20.7% year over year. But listings fell nearly as fast, down 26.6%. Fewer sellers and fewer buyers moved in the same direction. That kept the balance close.
Prices held, and homes moved fast
The Real Estate Data Aggregator put the median sale price in ZIP 97062 at $635,000 for the three months ending August 31, 2026. That is up 1.6% from the same period in 2025. Prices did not surge, but they did not slip either.
The Real Estate Data Aggregator counted a median of 20 days on market, 7 days shorter than a year ago. Homes averaged 100.2% of list price. Nearly 3 in 10 sold above list. That is not a slow market.
More than a third went under contract within two weeks
The Real Estate Data Aggregator found that 37.2% of homes in ZIP 97062 went under contract within two weeks of listing. That share is up 1.5 points from 2025. If you are buying, that pace matters. Prep your financing before you look.
Rates above 7% are the wild card
Realtor.com reported that mortgage rates crossed above 7% for the first time since January 2025. That is real pressure on buyers. Nationally, Realtor.com also found that 20.8% of listings took a price cut in September, the highest share since October 2022. Tualatin has not shown that pattern yet, but rates affect every market.
The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Tualatin's 1.6% gain, per the Real Estate Data Aggregator, is a bit below that national pace. Prices are moving, just not racing.
- Tualatin had 88 homes sold, 69 for sale, and 2.4 months of supply in the three months ending August 31, 2026, per the Real Estate Data Aggregator.

- Rates above 7% (Realtor.com) add friction, but tight supply is still doing its job here.
