West Linn has more listings, but homes still move in 18 days
The one number that changes what you should do right now: the Real Estate Data Aggregator counted 193 homes for sale in ZIP 97068 during the three months ending July 31, 2026. That is up 30.4% from the same period a year ago. More competition for sellers. More options for buyers. That is the shift.
More listings nationally, too. Realtor.com reported active listings topped 1.16 million homes across the country as of September 30, 2026, up 5.5% year over year. West Linn is moving in the same direction, but faster.
Homes are still selling, and selling fast
More supply has not stopped buyers. The Real Estate Data Aggregator recorded a median of 18 days on market in ZIP 97068 for the three months ending July 31, 2026. That is only 2 days longer than the same stretch in 2025. Well-priced homes are not sitting.
Prices held up, and some homes still got bid over asking
The Real Estate Data Aggregator put the median sale price in ZIP 97068 at $850,000 for the three months ending July 31, 2026. That is up 6.8% from a year earlier. For context, the Federal Housing Finance Agency reported U.S. house prices rose just 2.6% from July 2025 to July 2026. West Linn outpaced the national number.
Sellers got 99.2% of their list price on average, according to the Real Estate Data Aggregator. That is down 0.4 points from a year ago. A small dip, but still close to full price. And 31% of homes sold above list, up 2.7 points from last year.
One number to watch: fewer homes going fast
The Real Estate Data Aggregator found that 36.6% of West Linn homes went under contract within two weeks of listing during the three months ending July 31, 2026. That sounds solid. But it is down 10.1 points from a year ago. More homes are taking a little longer. Pricing matters more than it did last year.
Nationally, Realtor.com reported that 20.8% of listings took a price cut in September 2026. That is the highest September share since 2018. West Linn has not seen that kind of cutting, but the national trend is worth knowing.
New listings in ZIP 97068 rose 18.5% year over year, with 224 new listings counted by the Real Estate Data Aggregator in the three months ending July 31, 2026. More sellers are entering the market. That means buyers have real options. It also means sellers have real competition.
- West Linn inventory is up 30.4%, but 18 median days on market says demand is still there.
- Prices rose 6.8% year over year.
- The edge goes to sellers who price right from day one.
