West Linn prices keep rising, but homes take longer to sell
West Linn prices are still climbing. The Real Estate Data Aggregator counted a median sale price of $870,000 in ZIP 97068 for the three months ending August 31, 2026. That is up 7.4% from the same months in 2025. The Federal Housing Finance Agency put U.S. price growth at 2.6% year over year. West Linn is running nearly three times that pace.
But here is the part that changes what sellers should do. The Real Estate Data Aggregator shows median days on market stretched to 32 days. That is 13 days longer than the same period a year ago. Homes are still selling. They just need more time.
More homes, more competition
The Real Estate Data Aggregator counted 170 homes for sale in West Linn during those three months. That is up 12.6% from a year ago. New listings held at 179, unchanged from 2025. More supply with the same number of new listings means buyers have more to choose from. That is why pricing right matters more now.
Fewer homes going under contract fast
A year ago, a much larger share of West Linn homes went under contract within two weeks of listing. The Real Estate Data Aggregator shows that share at 28.3% for the three months ending August 31, 2026. That is down 16.3 points from a year ago. Just over 1 in 4 homes moved that quickly. The rest needed more time and, in many cases, sharper pricing.
The share of homes that sold above list price also slipped. The Real Estate Data Aggregator put it at 22.1%, down 1.4 points from a year ago. Homes are still selling close to asking. At 98.8% sale to list, sellers are not giving away much. But the days of easy, fast, over-ask offers are fewer than they were.
What the national picture adds
Nationally, Realtor.com reported that price cuts hit 20.8% of listings in September, the highest September number since 2018. West Linn has not seen that kind of pressure, but it is a sign that buyers everywhere have more leverage than they did. Realtor.com also counted active listings nationally topping 1.16 million homes, up 5.5% year over year. More choices for buyers means sellers need to stand out.
Mortgage rates are a factor too. Rates hit a three-year high of 7.4% on October 8, according to data cited by Redfin. Fannie Mae, as reported by CNBC, forecasts the 30-year fixed rate at 7.5% for all of 2027. Higher rates slow buyers down. That is part of why homes in West Linn are sitting longer even as prices hold.
What this means if you own in West Linn
Price growth is real. Up 7.4% in one year is not a small number. But 32 median days on market, up from 19 a year ago, tells you that buyers are taking their time. They have more homes to look at. They are watching rates. A home priced a little high, or not well prepared, will sit. A home priced right and in good shape can still sell well.
- West Linn prices rose 7.4% in the three months ending August 31, 2026, well above the 2.6% national pace the Federal Housing Finance Agency reported.
- But homes took 32 days to sell, 13 days longer than a year ago.
- More inventory and higher rates mean buyers move slower.
- Pricing and prep are the two things sellers can control right now.
One more thing. These numbers cover all of ZIP 97068. One street can read very differently from the whole ZIP code. A block closer to the river, a cul-de-sac near the schools, a stretch with newer builds: each one has its own pace and its own price story. The ZIP code number is a starting point, not a final answer.
