West Linn prices rise even as homes take longer to sell
Here is the number that matters most if you own in West Linn. The Real Estate Data Aggregator counted a median sale price of $870,000 for ZIP 97068 in the three months ending August 31, 2026. That is up 7.4% from the same three months in 2025. Price is holding. But the same data shows homes are sitting 13 days longer before they sell. That gap is where your prep and your price either earn you money or cost you it.
For context outside West Linn: the Federal Housing Finance Agency reported U.S. house prices rose 2.6% year over year through July 2026. West Linn's 7.4% gain is nearly three times that national pace. That is a real difference, not a rounding error.
Homes are selling, just more slowly
The Real Estate Data Aggregator counted 140 homes sold in ZIP 97068 in the three months ending August 31, 2026. That is up 6.1% from a year ago. More homes are closing. But the median days on market stretched to 32 days, 13 days longer than the same period in 2025. Buyers are still buying. They are just taking more time to decide.
More homes to choose from, fewer quick deals
The Real Estate Data Aggregator counted 170 homes for sale in ZIP 97068 during the three months ending August 31, 2026. That is up 12.6% from a year ago. New listings held at 179, unchanged from 2025. So inventory grew because homes are taking longer to move, not because sellers flooded the market. Nationally, Realtor.com reported active listings topped 1.16 million, up 5.5% year over year. West Linn's inventory growth is running faster than that national rate.
One figure tells the speed story clearly. The Real Estate Data Aggregator found that 28.3% of West Linn homes went under contract within two weeks of listing in the three months ending August 31, 2026. That is down 16.3 points from a year ago. A year ago, fast contracts were common. Now they are not. Price your home right from day one, or you will sit.
Above-list sales still happen, just less often
The Real Estate Data Aggregator found that 22.1% of West Linn homes sold above list price in the three months ending August 31, 2026. That is down 1.4 points from a year ago. So roughly 1 in 5 homes still drew a bidding situation. That is not nothing. But it is not the norm either. The average sale came in at 98.8% of list price, down just 0.1 points. Sellers are getting close to their ask when they price it right.
Mortgage rates are not helping buyers move faster. CNBC reported the average contract rate on a 30-year fixed mortgage with a conforming loan balance rose to 7.49% as of the week ending October 7, 2026. At that rate, monthly payments on a $870,000 home add up fast. Buyers are cautious. That is why prep and pricing matter more than they did when rates were lower.
Pending sales point forward
The Real Estate Data Aggregator counted 152 pending sales in ZIP 97068 in the three months ending August 31, 2026. That is up 2.7% from a year ago. Pending sales are homes under contract but not yet closed. More pending sales now means more closings soon. Demand has not gone away. It is just moving at a steadier pace.
- West Linn prices are up 7.4% year over year, well ahead of the national 2.6% gain the Federal Housing Finance Agency reported.
- But homes are taking 13 days longer to sell, and fewer than 3 in 10 go under contract in the first two weeks.
- Price it right and get it ready.
- The buyers are there.
- They are just pickier than they were a year ago.
One more thing. These numbers cover all of ZIP 97068. One street can read very differently from the ZIP as a whole. A block with more inventory, a different school boundary or a recent sale next door can shift your picture fast.
