West-side Portland has fewer listings, but more homes are selling

By Tony Apa
Real estate, West-side Portland area

These numbers cover the three months ending July 31, 2026. The Real Estate Data Aggregator counted 427 homes for sale across ZIP codes 97229 and 97225 combined. That is down 19.1% from the same period in 2025. At the same time, 399 homes sold. That is up 20.5% year over year. Fewer listings. More sales. That combination tells sellers something useful right now.

Nationally, Realtor.com reported that active listings grew 5.5% year over year, with over 1.16 million homes for sale. West-side Portland moved the opposite direction. Supply here shrank while it grew across the country. That gap matters if you are pricing a home or writing an offer.

Realtor.com also reported that 51.3% of 0 to 2 bedroom listings in the Portland-Vancouver-Hillsboro metro had concessions as of September 17, 2026. That is a real number for the broader metro. But the West-side ZIP codes tell a different story. Homes here are selling closer to list, and faster.

ZIP 97225: the tighter of the two

The Real Estate Data Aggregator counted 79 homes for sale in 97225 during the three months ending July 31, 2026. That is down 30.1% from a year ago. Only 111 new listings came on, down 9%. Yet 95 homes sold, up 14.5%. The median sold in 14 days. That is 7 days shorter than the same period in 2025.

ZIP 97229: more volume, still moving

What the national picture adds

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026, and 0.3% month over month in July on a seasonally adjusted basis. West-side Portland's median prices moved down slightly in both ZIP codes. Local conditions here are not the same as the national trend.

Realtor.com reported mortgage rates topped 7% in September 2026. That is a real cost for buyers. Even so, the Real Estate Data Aggregator shows pending sales across both ZIP codes rose 4.5% year over year to 397. Buyers are still moving.

That 51.3% concession rate from Realtor.com covers the full Portland-Vancouver-Hillsboro metro. It includes a lot of ground. The West-side ZIP codes, with sale-to-list ratios at 99.2% and 100%, are not where that pressure is heaviest. That does not mean every home here sells easily. It means the average here is holding up better than the metro headline.

In short
  1. The Real Estate Data Aggregator counted 427 homes for sale across West-side Portland, down 19.1%, while 399 sold, up 20.5%.
  2. Supply is shrinking.
  3. Demand is rising.
  4. Prices dipped a little in both ZIP codes, but homes are moving fast and often at or above list.
  5. One street can read differently from the whole ZIP code.
