Beaverton sales rose even with rates above 7%
Rates went up. Sales went up anyway. That is the short version of what happened in Beaverton this summer. Realtor.com reported mortgage rates climbed above 7% for the first time since January 2025. The Real Estate Data Aggregator still counted 586 homes sold across Beaverton in the three months ending August 31, 2026. That is up 15.6% from the same three months in 2025. Buyers are here. They are paying more each month, and they are still closing.
For sellers, that number matters. Demand held even with higher payments. The Real Estate Data Aggregator also counted 593 pending sales across Beaverton in the same period, up 3.1% from a year before. Homes are still going under contract. The pipeline is not stalling.
Rates above 7% did not stop buyers
Realtor.com reported that nationally, price cuts hit 20.8% of listings in September 2026, the highest share since October 2022. That is the broader picture. In Beaverton, the Real Estate Data Aggregator tells a different story. Homes here are still selling close to asking price. Buyers are not waiting for sellers to blink.
The Federal Housing Finance Agency reported U.S. house prices rose 2.4% from August 2025 to August 2026. Beaverton's own numbers show ZIP codes moving in both directions, which is worth knowing before you set a price.
How each ZIP code read
Not every part of Beaverton moved the same way. The Real Estate Data Aggregator breaks it down by ZIP code for the three months ending August 31, 2026. Here is what each one showed.
Speed: where homes moved fastest
ZIP 97008 had the fastest pace. The Real Estate Data Aggregator put the median days on market there at 14 days, 5 days shorter than a year before. More than half of homes in 97008, 52.4%, went under contract within two weeks of listing. That share jumped 16.6 points from the same period in 2025. That is a real shift in buyer urgency.

Where prices went up and where they dipped
Two ZIP codes saw median prices rise. The Real Estate Data Aggregator put the median sale price in 97006 at $557,450, up 6.2% from a year before. In 97003, the median was $530,000, up 4.2%. Three ZIP codes saw small dips. In 97005, the median fell 6% to $484,000. In 97007, it fell 2.4% to $625,000. In 97008, it fell 2.1% to $567,657. A price dip does not mean buyers left. In 97008, homes sold faster and more went above list price. Volume and speed can rise even when the median slips.
How much supply is out there
Supply stayed tight. The Real Estate Data Aggregator put months of supply at 2.5 in 97005, 3.1 in 97008, 3.3 in 97003, 3.4 in 97007 and 3.6 in 97006 for the three months ending August 31, 2026. Every ZIP came in under four months. Nationally, Realtor.com reported active listings topped 1.16 million homes in September 2026. Beaverton's own supply numbers stayed well below what a balanced market typically holds.
What buyers are facing right now
Realtor.com reported rates climbed above 7% for the first time since January 2025. The weekly average was 7.32% for the four weeks ending October 25, 2026, according to data Redfin reported. Redfin also reported the median monthly mortgage payment for a typical homebuyer hit $2,786 in that same period. That is a real number. Buyers are doing the math and still writing offers in Beaverton.
The quick-contract story
One of the clearest signs of buyer urgency is how fast homes go under contract. The Real Estate Data Aggregator tracked the share of homes that went under contract within two weeks of listing for the three months ending August 31, 2026. Every ZIP in Beaverton saw that share rise from a year before. The biggest jump was in 97008, up 16.6 points to 52.4%. In 97005, it rose 10.9 points to 42.2%. Buyers are not waiting around.
