Lake Oswego has more listings, and buyers are still writing offers
These numbers cover the three months ending August 31, 2026. Redfin reported the weekly average mortgage rate at 7.32% for the four weeks ending October 25, 2026. That is a real number. And yet the Real Estate Data Aggregator counted 295 new listings across Lake Oswego, up 16.1% from the same months in 2025. Pending sales came in at 247, up 6.5%. Buyers did not stop. That is the headline fact for anyone thinking about selling or buying here.
More supply means more competition if you are a seller. More choice if you are a buyer. But the data shows good homes are still getting picked off fast.
The citywide picture
New listings and homes for sale both landed at 295. Supply grew, but so did buyer activity. The Real Estate Data Aggregator counted 224 homes sold, up 2.8% from the same period in 2025. That is a market that is moving, not stalling.

The Real Estate Data Aggregator put the median sale price in 97034 at $1,222,000 for the three months ending August 31, 2026. That is down 2.3% from the same months in 2025. A small dip. Not a collapse. What stands out more: the median days on market fell to 24 days, 8 days shorter than last year. Homes in this ZIP are moving quicker even as prices eased a little.
