Lake Oswego has more listings, but buyers are still moving
Realtor.com reported mortgage rates topped 7% for the first time since January 2025. That is the number sellers worry about. But the Real Estate Data Aggregator counted 247 pending sales across Lake Oswego in the three months ending August 31, 2026, up 6.5% from the same period last year. Buyers kept moving.
The Real Estate Data Aggregator counted 295 new listings across ZIPs 97034 and 97035, up 16.1% from a year before. More sellers came to market. But 247 pending sales in the same period shows demand absorbed a lot of that supply. The gap between new listings and pending sales is real, but it is not a collapse.
Speed tells the real story
In ZIP 97034, the Real Estate Data Aggregator put the median days on market at 24 days, 8 days shorter than a year before. In ZIP 97035, homes sat for 26 days at the median, 14 days shorter than last year. Homes are not lingering. They are moving faster.

| Change in median price | -2.3% | +10.7% |

| Sale-to-list ratio | 98.5% | 98.5% |

Nearly 4 in 10 homes went under contract within two weeks
The Real Estate Data Aggregator found that 38.7% of homes in ZIP 97034 went under contract within two weeks of listing. That is up 10 points from a year before. In ZIP 97035, 36.7% did the same, up 2 points. Priced right, homes here are not waiting around.
Prices: one ZIP up, one ZIP down
The Real Estate Data Aggregator put the median sale price in ZIP 97034 at $1,222,000, down 2.3% from last year. That is a small dip. ZIP 97035 told a different story: $846,500, up 10.7%. Both ZIPs landed at a 98.5% sale-to-list ratio. Sellers are still getting close to what they ask.
Supply grew, but not by much
The Real Estate Data Aggregator counted 4.4 months of supply in ZIP 97034, up just 0.1 months from last year. ZIP 97035 sat at 3.7 months, up 0.3 months. Both are still below the six months that signals a buyer's market. More choices for buyers, but sellers are not losing ground.
CNBC reported that a monthly payment on a median-priced home now takes up about 33% of a median family's income. That is up from 26% in 2022. Rates above 7% make that math harder. It is worth knowing before you pick a price or an offer number.
- Lake Oswego added more listings in the three months ending August 31, 2026, but buyers kept up.
- Homes sold faster, pending sales rose, and sale-to-list ratios held at 98.5% in both ZIPs.
- One ZIP saw prices dip a little, the other jumped.
- The market is not uniform, and one street can read very differently from the ZIP code around it.
