Nationally, Realtor.com reported that price reductions hit 4-year highs across regions in September 2026. North Plains is not that story. Tight supply keeps sellers in a stronger spot than the national headlines suggest.

New listings are up, but buyers are absorbing them fast

The Real Estate Data Aggregator counted 35 new listings in North Plains during those same three months. That is up 40% from a year ago. Yet pending sales rose 61.9% to 34 homes. Buyers are snapping up new listings faster than they arrive. That is why inventory stays low even as more sellers step in.

What this means if you are buying

Mortgage rates topped 7% in September 2026, according to Realtor.com. That adds real cost to every offer. CNBC reported that a monthly payment on a median-priced home ate up roughly 33% of a median family's income in 2025, up from 26% in 2022. With only 2.8 months of supply in North Plains, per the Real Estate Data Aggregator, you do not have the luxury of waiting. About 26.5% of homes went under contract within two weeks of listing.
