North Plains has fewer homes for sale even with more new listings
Here is the number that changes your next move: the Real Estate Data Aggregator counted only 28 homes for sale in ZIP 97133 during the three months ending August 31, 2026. That is down 31.7% from the same months in 2025. Fewer choices on the shelf means buyers are still competing, even as new listings climb.
At the same time, Realtor.com reported that price reductions hit 4-year highs across regions in September 2026. That is a national signal. In North Plains, the Real Estate Data Aggregator shows the median sale price came in at $505,400, down 6.8% from the same period a year before. Prices dipped. That is worth saying plainly.
More new listings are coming. Overall supply is still tight.
The Real Estate Data Aggregator counted 35 new listings in ZIP 97133 for the three months ending August 31, 2026. That is up 40% from the same months in 2025. More sellers are stepping in. But with only 2.8 months of supply, the shelf is not full. A balanced market sits closer to 4 to 6 months. North Plains is still below that.
Buyers are still moving, just a little slower.
The Real Estate Data Aggregator counted 34 pending sales in ZIP 97133 for the three months ending August 31, 2026. That is up 61.9% from the same period in 2025. Demand is real. Still, the median time to sell was 56 days, three days longer than a year ago. Not every home sold fast. And only 26.5% went under contract within two weeks of listing, down 2.1 points year over year.
Sellers are still getting close to their asking price. The Real Estate Data Aggregator put the average sale-to-list ratio at 99% for the three months ending August 31, 2026. And 16.1% of homes sold above list, up 0.9 points from a year ago. That is not a bidding-war market, but it is not a giveaway either.
What the national picture adds.
The Federal Housing Finance Agency reported U.S. house prices rose 2.4% from August 2025 to August 2026. North Plains came in below that, with prices down 6.8% over the same stretch. Local and national are moving in different directions right now. Realtor.com also noted mortgage rates topped 7% in September 2026. That matters for what buyers can afford and how long they take to decide.
