NW stands out for speed even with more listings
These numbers cover the three months ending August 31, 2026. Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. That is the backdrop. Yet in ZIP 97210, the Real Estate Data Aggregator counted 30.4% of homes going under contract within two weeks of listing. That share jumped 11.9 points from the same period a year before. Buyers in NW Portland are still moving fast. Pricing and timing matter here.
That 30.4% is the highest quick-contract rate in this market. The Real Estate Data Aggregator put median days on market in 97210 at 35 days, 15 days shorter than the same period in 2025. More listings came in, up 27.6% year over year, yet homes still moved. That tells you the pool of ready buyers is real, not shrinking.
How each ZIP code stacked up
The picture is not the same across every block. The Real Estate Data Aggregator shows six ZIP codes in this market. 97210 led on speed. 97205 took the longest to sell at 89 days, 18 days longer than a year before. 97201 landed in the middle at 69 days, which was still 12 days shorter than last year.
Homes going under contract fast, ZIP by ZIP
The Real Estate Data Aggregator counted 97210 at 30.4% quick contracts, up 11.9 points year over year. 97209 came in at 12.8%, up 2.8 points. 97201 was at 13.8%, but that share fell 3.4 points from last year. 97205 sat at 11.5%, up 2 points. 97227 was lowest at 7.7%.
Prices moved in different directions
| 97201 | 97205 | 97209 | 97210 | |
|---|---|---|---|---|
| Median sale price | $439,000 | $457,500 | $385,000 | $849,000 |
| Year-over-year change | +7.9% | +34.6% | -0.5% | -5.7% |
97205 showed the biggest price jump, up 34.6% year over year per the Real Estate Data Aggregator. But it also had the slowest median at 89 days. A higher price and a longer wait can go together when the right buyer takes time to arrive. 97210 saw its median price dip 5.7%, yet it sold fastest. Buyers there may be getting a little more room on price while still moving quickly.
Rates are a real factor nationally
Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. Nationally, Realtor.com also found that 20.8% of listings took a price cut in September, the highest share since October 2022. Active listings across the country topped 1.16 million. That is the national picture. This market is not immune to rate pressure, but 97210 is still outperforming that trend on speed.
The Real Estate Data Aggregator counted 430 homes for sale and 232 pending sales across all six ZIPs combined. Supply is not tight everywhere. 97209 carried 7.6 months of supply, and 97205 had 6.3 months. More supply means buyers have choices. That is why pricing to the actual market matters more right now, not less.
Above-list sales: a sign of where competition lives
The Real Estate Data Aggregator found that 17% of homes in 97210 sold above list price, up 4.5 points from a year ago. In 97209, 9.9% sold above list, up 6.9 points. Those gains happened while rates were rising. It tells you that well-priced homes in the right spot still draw competition.
- 97210 is the fastest ZIP in this market by a wide margin.
- 35 median days, 30.4% quick contracts, 17% selling above list.
- The rest of the market is more patient.
- Rates above 7% are real, but they have not stopped buyers in NW Portland from moving when the price is right.
