One part of Beaverton moves much faster than the rest

Mortgage rates climbed above 7% for the first time since January 2025, according to Realtor.com. Most people read that and expect every market to slow down. In ZIP 97008, the opposite happened.

The Real Estate Data Aggregator counted that share for the three months ending August 31, 2026. It was up 16.6 points from the same months in 2025. That is the biggest jump of any Beaverton ZIP code in this period. If you are selling in 97008, buyers are deciding fast. If you are buying there, you do not have time to think it over.

How 97008 compares with the rest of Beaverton

The Real Estate Data Aggregator tracked all five Beaverton ZIP codes for the three months ending August 31, 2026. The gap in speed is real and wide.

97008 is not just a little faster. It is 10 points ahead of the next closest ZIP. Every ZIP did improve year over year, which tells you the broader Beaverton market is firming up. But 97008 is in a different gear.

Speed in 97008 comes with a tight price

Fast does not mean cheap. The Real Estate Data Aggregator put the median sale price in 97008 at $567,657 for the three months ending August 31, 2026. That is down 2.1% from a year before, a small dip. Yet homes there sold at 99.8% of list price on average. Nearly 1 in 3 sold above list. Price it right and buyers show up quickly. Price it wrong and you give up that edge.

The wider Beaverton picture

Across all five ZIP codes, the Real Estate Data Aggregator counted 586 homes sold in the three months ending August 31, 2026, up 15.6% from the same period in 2025. Pending sales across Beaverton rose 3.1% to 593. New listings climbed 7.7% to 737. More homes are coming to market and more are selling. That is a healthier balance than a year ago.

Not every ZIP tells the same story, though. Prices dipped in 97005, 97007 and 97008. They rose in 97003 and 97006. Days on market ranged from 14 in 97008 to 32 in both 97003 and 97007. One headline number does not cover all of Beaverton.

What rates above 7% mean here

Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. Nationally, Realtor.com also found that 20.8% of listings took a price cut in September 2026, the highest share since October 2022. That pressure is real. But the Real Estate Data Aggregator shows Beaverton's sale-to-list ratios holding close to 100% across every ZIP. Local buyers are still paying near asking. The national story and the local story are not the same.

In short
  1. 97008 is the fastest-moving part of Beaverton right now.
  2. More than half of homes there went under contract within two weeks, according to the Real Estate Data Aggregator for the three months ending August 31, 2026. That is up 16.6 points from a year earlier.
  3. Rates above 7% are a real headwind nationally, but local numbers are holding.
  4. A clean price and a plan before you list still matter more than the headlines.

One more thing: these are ZIP code averages. One street can read very differently from the whole ZIP. The numbers above are the starting point, not the whole answer.
