One part of Hillsboro is moving faster, even with 6.9% rates
Realtor.com reported that mortgage rates in the Portland-Vancouver-Hillsboro metro area were 6.9% in September 2026. That is not a small number. But in ZIP code 97124, the Real Estate Data Aggregator counted just 2.2 months of supply for the three months ending August 31, 2026. That is tight. Buyers there have less room to wait, and sellers have less need to cut.
The Real Estate Data Aggregator found the median home in 97124 went under contract in 14 days. That is 9 days faster than the same stretch in 2025. Nearly 41.4% of homes there went under contract within two weeks of listing. Price right, and buyers show up quickly.

| Months of supply | 2.2 | 3.3 |
| Median days on market | 14 | 20 |

Rates are real, but so is demand
Realtor.com also reported the median home price in the Portland-Vancouver-Hillsboro metro area was $587,750 in September 2026. CNBC noted that in 2025, a monthly payment on a median-priced home ate up roughly 33% of a median family's income. That is up from 26% in 2022. Affordability is a real pressure. Even so, 97124 is not slowing down.
Realtor.com reported that 20.8% of listings nationally had price cuts in September 2026, the highest share since October 2022. Hillsboro is not immune to that. In 97123, the sale-to-list ratio slipped 0.4 points to 99.4%. Small, but worth noting if you are pricing a home there.
In 97123, the Real Estate Data Aggregator found the median sale price rose 7.6% year over year to $552,000. That is solid price growth. But at 3.3 months of supply and 20 median days on market, sellers there have a little less urgency working in their favor than sellers in 97124.
- 97124 is the tighter market right now.
- Less supply, faster sales, more buyers going under contract in two weeks.
- 97123 still posted price growth of 7.6%, but it moves a bit slower.
- Both ZIPs have fewer homes for sale than a year ago.
- That matters more than the rate.
