One part of Tigard moves much faster than the other
Nationally, Realtor.com counted 20.8% of listings taking price cuts in September, the highest share since October 2022. Tigard is not one market right now. It is two. And the gap between them is wide enough to change your whole approach.
The split: 13 days versus 31 days
The Real Estate Data Aggregator tracked 141 homes sold in ZIP 97223 in the three months ending August 31, 2026. The median days on market there was 13. That is 5 days shorter than the same period in 2025. More than half of homes, 51.1%, went under contract within two weeks of listing.
ZIP 97224 tells a different story. The Real Estate Data Aggregator counted 197 homes sold there in the same period. The median days on market was 31. That is still 8 days shorter than a year ago, which is real progress. But buyers and sellers there are working in a slower rhythm.
Above-list sales: a real difference
In 97223, the Real Estate Data Aggregator found that 32.6% of homes sold above list price. That is up 3.3 points from a year ago. The average sale came in at 100.2% of list price.
In 97224, 19.8% of homes sold above list. That is up 4 points from a year ago, so momentum is building. But fewer than 1 in 5 homes cleared list price. The average sale there landed at 99.3% of list.
| 97223 | 97224 | |
|---|---|---|
| Median days on market | 13 days | 31 days |
| Sold above list price | 32.6% | 19.8% |
| Sale-to-list ratio | 100.2% | 99.3% |
| Under contract in 2 weeks | 51.1% | 37.6% |
| Median sale price | $610,000 | $589,000 |
Prices dipped a little in both ZIPs
The Real Estate Data Aggregator put the median sale price in 97223 at $610,000, down 0.6% from the same three months in 2025. In 97224, the median was $589,000, down 1.8%. Neither drop is dramatic. But it is worth knowing before you set a price.
For context, the Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Tigard's small dips run against that national trend. Pricing from day one matters more here than in most markets.
New listings are up, and that changes the math
The Real Estate Data Aggregator counted 241 new listings in 97224 in this period, up 19.9% from a year ago. More supply means buyers there have more choices. That gives them more room to negotiate.
In 97223, new listings fell 4% to 166. Less supply, faster sales. Buyers there are working with fewer options and need to move quickly when something fits.
What this means for you
If you are selling in 97223, the data supports a firm price. More than half of homes went under contract in two weeks. Buyers are ready to move.
If you are selling in 97224, you still have a real market. Days on market dropped 8 days year over year. But with more listings coming in, the price has to be right from day one. Realtor.com found that 20.8% of listings nationally took cuts in September. A wrong opening price puts you in that group.
If you are buying in 97223, expect competition. Over 1 in 3 homes there sold above list. Have your financing ready before you look.
If you are buying in 97224, you have more time and more inventory. That does not mean you can wait forever. Pending sales there are still running at 194, which the Real Estate Data Aggregator tracked for the same three months.
