Sherwood stays tight even as more homes hit the market
Here is the one thing that matters most right now. The Real Estate Data Aggregator counted 92 homes for sale in Sherwood's ZIP 97140 in the three months ending August 31, 2026. That is down 10.7% from the same period a year ago. More sellers are showing up, but total inventory keeps shrinking. Sherwood is still a tight market.
Two months of supply means buyers have very few options. Six months is considered balanced. The Real Estate Data Aggregator put Sherwood's months of supply at 2.2 for the three months ending August 31, 2026. That is actually down 0.4 months from a year before. So even with 139 new listings coming on, up 16.8% per the Real Estate Data Aggregator, the market absorbed them. Nationally, Realtor.com reported active listings topped 1.16 million homes in September 2026. Sherwood is not following that trend.
Sellers are still getting above asking
The Real Estate Data Aggregator put the average sale-to-list ratio in ZIP 97140 at 100.4% for the three months ending August 31, 2026. That is up 0.9 points from a year ago. Homes are not just meeting list price. They are beating it. And 26.9% of homes sold above list, up 2.1 points from the same period in 2025. That is more than 1 in 4 sales. Not every home gets multiple offers, but the ones priced right still do.
Prices are up, and so is demand
The Real Estate Data Aggregator put the median sale price in ZIP 97140 at $645,000 for the three months ending August 31, 2026. That is up 2.4% from the same period in 2025. For context, the Federal Housing Finance Agency reported U.S. home prices rose 2.4% from August 2025 to August 2026. Sherwood is keeping pace with the country. The median days on market was 29 days, just one day longer than a year ago. And 35.5% of homes went under contract within two weeks of listing, up 1.5 points from last year. Demand is real.
What about mortgage rates?
Rates are not helping buyers right now. Realtor.com reported mortgage rates climbed above 7% for the first time since January 2025. That adds real cost to any purchase. Still, pending sales in Sherwood were up 17% per the Real Estate Data Aggregator. Buyers are moving despite the rates. That says something about how much people want to be here.
