Tualatin stays tight while national listings build
Realtor.com counted 1.16 million active listings nationally in September 2026. Tualatin went the other way. The Real Estate Data Aggregator counted just 69 homes for sale in ZIP 97062 in the three months ending August 31, 2026, down 26.6% from the same period a year before. Fewer listings means sellers face less competition, and buyers need to be ready to move.
Supply sits at 2.4 months, according to the Real Estate Data Aggregator. That is down 0.2 months from a year ago. A balanced market typically runs five to six months. Tualatin is well below that.
Prices held, and homes still sold above asking
The Real Estate Data Aggregator put the median sale price in 97062 at $635,000 for the three months ending August 31, 2026. That is up 1.6% from the same period in 2025. Not a big jump, but it held ground. The average sale price came in at 100.2% of list price, up 0.3 points from a year ago. That means sellers, on average, got every dollar they asked for and then a little more.
Nearly 3 in 10 homes, 29.6% to be exact, sold above list price. That share is up 0.8 points from a year ago. And 37.2% of homes went under contract within two weeks of listing, up 1.5 points from a year before. The Real Estate Data Aggregator tracked all of this for the three months ending August 31, 2026.
Fewer sales, but not because demand dried up
The Real Estate Data Aggregator counted 88 homes sold in 97062, down 20.7% from a year ago. Pending sales came in at 78, down 32.2%. Those are real drops. But look at what drove them. New listings fell 26.9% in the same period. There simply were not many homes to buy. Demand did not disappear. Supply did.
The national picture looks different
Nationally, Realtor.com reported that active listings topped 1.16 million in September 2026. Realtor.com also reported that mortgage rates climbed above 7% for the first time since January 2025. And 20.8% of listings nationally took a price cut in September, the highest share since October 2022. Tualatin is not seeing that same pressure. Prices here edged up, not down.
The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Tualatin's 1.6% gain from the Real Estate Data Aggregator runs a bit below that national figure. Prices here are stable, not surging.
- For the three months ending August 31, 2026, Tualatin had 69 homes for sale, 2.4 months of supply, a median sale price of $635,000, and homes sold in a median of 20 days.
- The market is tight.
- Sellers still hold an edge.
- Buyers need to be prepared before the right home shows up.
