West Linn prices rise even as homes take longer to sell
The Real Estate Data Aggregator counted 140 homes sold in ZIP 97068 in the three months ending August 31, 2026. The median sale price came in at $870,000, up 7.4% from the same months in 2025. That is the headline fact for anyone who owns here: price is still moving up.
For context, the Federal Housing Finance Agency reported U.S. house prices rose 2.6% year over year through July 2026. West Linn's 7.4% gain runs nearly three times that national pace.
Homes are taking longer, and that matters
The Real Estate Data Aggregator put the median days on market in ZIP 97068 at 32 days. That is 13 days longer than the same period in 2025. Homes are not flying off the market the way they did last year. If you are buying, that extra time gives you more room to think.
More homes to choose from
The Real Estate Data Aggregator counted 170 homes for sale in ZIP 97068 during the period. That is up 12.6% from a year before. New listings held at 179, unchanged from 2025. More supply with steady new listings means buyers have real options right now.
Sellers are still getting close to their asking price
The Real Estate Data Aggregator put the average sale-to-list ratio at 98.8% in ZIP 97068. That is down just 0.1 points from a year ago. Sellers are giving up almost nothing. About 22.1% of homes sold above list price, down 1.4 points from 2025. A small shift, not a collapse.
That last number is worth noting. The Real Estate Data Aggregator found that 28.3% of West Linn homes went under contract within two weeks of listing. That is down 16.3 points from 2025. Fewer homes are snapping up in the first two weeks. Buyers have more breathing room than they did.
The national picture adds some context
Nationally, Realtor.com reported that 20.8% of listings saw price cuts in September 2026, the highest September share since 2018. West Linn has not followed that pattern. Prices here went up, not down. That said, with 3.7 months of supply, the Real Estate Data Aggregator shows this market is not as tight as it was.
CNBC reported that a monthly payment on a 30-year fixed mortgage on a median-priced home ran about 33% of a median family's income in 2025, up from 26% in 2022. At an $870,000 median price in West Linn, affordability is a real factor for buyers here.
- West Linn prices rose 7.4% year over year through August 31, 2026, well above the 2.6% national pace reported by the Federal Housing Finance Agency.
- Homes are taking 13 days longer to sell than a year ago, and inventory is up 12.6%.
- Price is holding.
- Time on market is stretching.
- Both things are true at once.
One more thing: these are ZIP code numbers. One street can read very differently from the whole 97068 picture. A block with fewer listings, a different school boundary or a different lot size can shift the numbers fast.
