West-side Portland has fewer listings, but more homes are still moving

Real estate, West-side Portland area

The number that matters most right now: the Real Estate Data Aggregator counted 406 homes for sale across ZIPs 97229 and 97225 in the three months ending August 31, 2026. That is down 18.5% from the same period a year ago. Fewer listings means less competition for sellers. For buyers, it means the homes that do show up move fast.

Even with less supply, sales went up. The Real Estate Data Aggregator counted 370 homes sold across the two ZIPs combined, up 11.4% from a year before. More homes selling with fewer homes available tells you demand is real.

What the wider Portland picture says

Redfin reported that Portland home prices slipped 0.3% month over month in September on a seasonally adjusted basis. Year over year, though, Redfin also reported Portland prices up 1.1% in September. So the monthly dip is small, and the longer trend is still positive.

Nationally, Realtor.com reported that mortgage rates topped 7% in September 2026. That is a real cost for buyers. It also helps explain why well-priced homes move quickly when they do appear: buyers who are ready do not wait.

Nationally, Realtor.com also found that 20.8% of listings saw a price reduction in September 2026, the highest share since 2018. West-side Portland's sale-to-list ratios of 98.9% in 97229 and 99.2% in 97225 sit well above that trend. Homes here are landing close to their asking prices.

In short
  1. Supply is down 18.5% on the west side.
  2. Sales are up 11.4%.
  3. Homes in 97225 are going under contract in 18 days on average.
  4. Homes in 97229 are taking 28 days.
  5. Prices held in 97229 and pulled back in 97225. Neither ZIP is moving in lockstep with national trends.
  6. One street can read very differently from the ZIP as a whole, and that is exactly why the address matters.
