Wilsonville buyers have more choice, but the best homes still move fast
Here is the one thing that changes what you should do right now. The Real Estate Data Aggregator counted 37.8% of Wilsonville homes going under contract within two weeks of listing, for the three months ending August 31, 2026. That share is up 8.6 points from the same period in 2025. More homes are out there, yes. But the well-priced ones are still gone fast.
Nationally, Realtor.com reported active listings topped 1.16 million homes in September 2026. Wilsonville follows that same pattern. The Real Estate Data Aggregator counted 143 homes for sale here, up 10% from a year ago. New listings came in at 147, up 11.4%. Buyers have real options now. That part is true.
But here is the catch. Months of supply actually fell 0.3 months year over year, to 3.5 months. More homes came on, and buyers absorbed them. The Real Estate Data Aggregator counted 126 homes sold in ZIP 97070, up 21.2% from the same three months in 2025. Demand is real.
Prices held. Sellers got close to what they asked.
The Real Estate Data Aggregator put the median sale price in ZIP 97070 at $692,450 for the three months ending August 31, 2026. That is up 1.8% from the same period in 2025. Small gain, but a gain. The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Wilsonville's 1.8% is a little below that national pace, but prices did not slip.
Sellers averaged 99% of their asking price. That is up 0.4 points from a year ago. And 14.3% of homes sold above list, up 1.8 points. Not every home got a bidding war, but the market did not give sellers a reason to panic either.
Homes are taking a little longer. Plan for that.
The Real Estate Data Aggregator put median days on market at 44 days, which is 8 days longer than the same period in 2025. That extra time is real. Not every home sold fast. Buyers have more leverage to be patient on a home that is priced too high. But the ones priced right still moved in under two weeks, as that 37.8% figure shows.
One more thing for buyers to know. Realtor.com reported mortgage rates climbed above 7% for the first time since January 2025. That affects what you can afford and how fast you need to move. CNBC reported that a monthly payment on a median-priced home took up roughly 33% of a median family's income in 2025, up from 26% in 2022. Financing matters more than ever. Get it lined up before you tour.
